Patience in property will make you wealthy.
Stubbornness in property will cost you everything.
And I’ve watched it happen — up close.
About ten years ago, I was working on a sale. The seller wanted 2.8 million. We listed it. We ran viewings. And the interest just wasn’t there — not at that number.
So we went deeper. We spoke to the specialists. The agents who had actually done deals on that specific type of property in that specific area.
They were clear: 2.3 is where this sells. 2.8 is too high for this market, right now.
We went back to the seller with that feedback. He didn’t want to hear it.
Three months pass. Four months pass. The property is sitting. No offers.
Here’s the thing about a downward market — it doesn’t wait for you. Every month you hold, the price the buyer is willing to pay gets lower, not higher.
We kept pushing. We kept having the conversation. The market is telling you something. Listen to it.
He wouldn’t move.
By the time we finally got him to a place where he was willing to accept 2.3 — the moment we’d been trying to get him to for months — the market had already moved again.
2.3 was now the ceiling, not the floor.
You know what it sold for when he came back later?
Around 1.8 to 1.9 million.
He held out for 2.8. He walked away from 2.3. And he ended up at 1.8.
That’s not bad luck. That’s not the market’s fault. That’s the cost of confusing patience — with stubbornness.
Patience means you hold when the fundamentals support it. When the data, the market, the timing — it all says wait. You wait.
Stubbornness means you hold because you don’t want to be wrong. Because the number in your head feels personal. Because letting go of it feels like losing.
One builds wealth. The other destroys it.
Property rewards the investor who listens. It punishes the one who refuses to.
